A property transfer involves three kinds of cost: government charges, certificate fees and our fixed fee.
| Cost | Who sets it | Typical amount | Paid to |
|---|---|---|---|
| Stamp duty | Government of Kerala | 8% of the higher of sale price or fair value | Government, online |
| Registration fee | Government of Kerala | 2% of the same value | Government, online |
| Encumbrance certificate | Registration Department | A few hundred rupees, depending on years searched | Sub-Registrar Office |
| Certified copies, certificates | Village Office, SRO, Corporation | Small fixed fees per document | Each office |
| Advocate's title report and deed | Fixed with our advocate | Included in our package | Docudeed |
| Docudeed professional fee | Fixed, agreed before we start | Starting from ₹14,999, depending on the deal | Docudeed |
Government charges go into a separate client account and are passed on at cost, with receipts. Any unused balance is refunded.
